Private Lending - Why Before & After Deal Summaries & Marketing Examples Mean Money in Your Pocket!

One of the other major elements if you've done real estate deals, this again is only for those people if you've done a couple deals, you need to show the before and after. It's important that you start to collect before and after photos of all of your deals. It's important if you could show some story about the deal, "I bought it here, I fixed it up, I spent this amount of money, and I sold it for this." If you can document that with HUD-1 sheets, again it's more powerful.

I'm sure many of you have seen from various people saying, "I did this, I did that. I sold it; I made a bunch of money." That is very powerful stuff. I know sometimes it gets a little overdone, but it is very, very powerful stuff.

  • Before and After Shows Credibility: If you can do a credibility kit that shows that you bought several deals, the price you bought it at, maybe if you did some rehab, maybe show before and after photos, again it's very powerful. Then the price that you sold it at, or even if you didn't sell it, the price that it's renting at, assuming you're renting it.

It shows that 1) you can buy it right, you can fix it up right and make it look nice, and 2) you can rent it out and produce cash flow. That allows that a private lender to start to get a sense that, yes, this guy can understand how the business works and he's done successful deals. Clearly, actual deals and history is very powerful.

  • Keep It Simple: With these deals, you do not need to regurgitate a lot of details. The private lender doesn't want to know all the trials and tribulations you went through to make that profit. We all know it is hard work. He doesn't need to know about this and that and all the other stuff. Just show him, "This is what I bought, this is what I put into it, and this is what I sold it at. This is the profit I made." Keep it relatively simple.

The last thing that I think is very important is to show your marketing examples if you do a lot of marketing. If anybody needs help in terms of their marketing to get sellers, I've done a lot of this over the years. I've made a lot of mistakes over the years, and have developed and refined the process to the point that I've got a lot of marketing pieces that work quite well. I'm more than happy to share those with folks.

You could include several pages, 10, 15, 20 pages of your various marketing pieces. That might include your business card. It might include post cards or Post-it notes; I love Post-it notes. It might include free reports. I do a lot of postcard mailing. It might include newspaper ads. It might include yellow pages ads. There are just so many different ways.

You might even have some way of putting signs. Take a picture of your signs and put that in there. However you are marketing, but basically you're laying out a vision that you understand the process and this is how you go around kind of developing your business plan.
