Real Estate Investors - How Do I Find Private Lenders?
Try Marketing With Flyers

Flyers? Aren't we going back to the 1980s? Wait a minute, who used flyers in the 1980s anyway? Passing flyers around does seem like an old school tactic when it comes to selling or promoting businesses. What's important to realize however, is that it's not the flyer advertising method that has gone out of style-it's the old school approach. You can still use flyers to promote an idea or a business or a seminar. You just need to change the tone of your flyer and find the right pitch to work with.

You know what the funniest thing about flyers is? They actually do their job. Sure, everyone hates them, everyone laughs when they see them placed on their car or their doorknob. However, everyone-and we're talking 99% of the population-will always read what the flyer says. It's just natural human curiosity. We want to know what people are "selling", and get the gist of their message in just a single page. It certainly doesn't cost the reader anything, maybe five seconds of a day.

Don't underestimate the power of a flyer. You may not be able to win the prospect over with one image and a few sentences of copy. That's not your goal. Rather, you want to pique their curiosity so that they will go to you for more information. The few lines you write may motivate them to come to a seminar, or at the very least, ask you for a more detailed explanation.

This is why it's important to provide plenty of contact information. This information doesn't have to take up the whole page, but it should be legible and provide several ways of contacting you. This information could include name, address, phone number, website, blog and email address.

In addition to providing full contact information, take extra care to ensure the flyer is of professional quality. Use quality paper and an image that captures attention (if you use an image at all). Otherwise, write the content on the flyer to solicit interest. Avoid hyperbole...you are advertising a business but you are emphasizing the benefits that will come to the reader as a result of your efforts or projects. Try and approach the content as if you were writing a newsletter. Change the text every so often and continue expanding upon one central theme.

The important thing is that you get people talking and thinking about your business. Flyers, like any advertising method, promote your company name and deliver what amounts to an abbreviated "elevator pitch." You do have to "keep up" the flyer campaign, meaning you continue to distribute flyers around certain areas that you have discovered to be prosperous. You could post flyers at senior centers or areas where high net worth people are known to attend and traffic. Continue to update the content as well. For example, update your flyer to include various real estate prospects that have come to your attention or that have been sold.

The point is that flyers are a cheap way of captivating the interest of people. You never know when the right flyer will appeal to the right person at just the right time.
